Continuing Senior Care Community Project - Southern California

This project is the first truly full continuum of care or “senior village” in California’s high desert community. Getting there is an easy 25-minute drive from Ontario International Airport, 60 minutes from Orange County or 90 minutes from downtown Los Angeles. Recent marketing feasibility study indicates that there are more than 600,000 people living in the high desert area and continues to be a hot bed of growth. This is attributable in large part to the large lots and affordable housing available in this area. The high desert is reasonably affluent with a very strong middle class. The campus was divided into 5-parcels. Parcels one and two are entirely independent senior apartments and usually maintain a waiting list. Parcel 3 is the “star building” which houses the Terrace Room. It was built to be a standalone Alzheimer care facility, although it currently has a number of traditional assisted living residents living there. Parcels 4 and 5 have not been developed yet. Parcel 4 was conceived as a “no care/low care” congregate facility. Parcel 5 was going to be a 3-story, 117-bed skilled nursing facility with the main entrance on the second floor and full rehab on the first floor.
Other thoughts have been to make Parcel 5 a two story high end apartment for seniors or a dedicated hospice unit for the high desert.
The campus when completed could have 6-levels of care including independent living apartments, adult day care services, assisted living, Alzheimer, skilled nursing and hospice. The campus is located on a 17 acre parcel that the overlooks a PGA golf course.

Skilled Nursing Facility Project
Located in Southern California, this Skilled Nursing Facility (SNF) site offering is a uniquely exceptional development opportunity. This 2.98+/‐ acre site is fully improved with all off‐site complete, all Utilities in place and all applicable local jurisdictional fees paid.
Development approvals have been obtained from the City. Design / construction drawings have been approved by OSHPD for approx. 40,000 square foot, 99 bed, and skilled nursing facility. The SNF design provides for 52 patient rooms consisting of 47 semi-private and 5 private patient rooms.
The subject site is adjacent to, and integrated with, the 439 bed Regional Medical Center Campus. This magnificent regional medical center is a 520,000‐square foot, state-of-the-art tertiary care and level II adult and pediatric care facility, which opened in 1998.
Additionally, the subject site is adjacent to the Integrated Care Communities 68‐unit assisting living community. This campus environment also includes a large, fully operational child day care center (120 children per shift) next door and a planned, approved adult day health care center (80 seniors) on site.
